Weekend Update
A few things going on at the BAB. Terrific weather inspired some roof clean up.
Tom power-washed the
built-up gunk. I cut back the ‘Pain in the’ Ash tree that grows over the roof. This vision of vigor shows no sign of the Ash disease.
Then, I moved some bricks from the roof to the second floor. These were salvaged when we demo’d the internal parapet wall. They match the rest of the bricks on the building and can be used as spares for the tuckpointing project. The main brick is a grey iron spot brick that would be impossible to find a new match anymore.
Leaves collect around the stacks, causing stuff to sprout, not good for the roof. They’ll need to be moved again to somewhere out of the way, but that can be done on a less pleasant day.
Buckets to the rescue, again!
Another little history tidbit has been found. I wander around the building when I call Mom. While we are catching up, I use a razor blade and other tools to scrape stickers off of doors and windows. The workers at the printing company put stickers everywhere. Very ugly and they annoy me. On the doors at the top of the front stairs, some phone company signage appeared.
It says OPERATING ROOM, RIVERSIDE OFFICE, HALL, CHIEF OPER. ‘HALL’ doesn’t match the other letters, so it must have been updated. Another person to research!
On the bank loan front, we heard some terrific news from our fearless banker- the appraiser has found some ‘comps’- comparable, sold properties. The two properties are warehouse conversions in Soulard, similar enough to what we’re trying to do. This is critical to prove that the BAB can be sold for 20% more than the value of the loan. This is very good news! Another step forward.
She also wrote a bunch of other terms and acronyms we don’t understand, so we’ll be calling her tomorrow.
That roof looks great!
Happy to hear the loan application is going forward. Mom
